So How IS the Orcutt and Santa Maria Real Estate Market Update – September 2021?
In Orcutt the Average price of single family homes was $607,954 at the end of Aug. Same month last year we were sitting at $516,313.
Housing prices took a 18% increase over last year compared to last Aug! We started the year at about the same price and it has gone up and down but overall year over year we are sitting at 13.18% increase in price Year to Date for the Orcutt area. And the average days it took to sell a home in Orcutt last August was 31 days compared to only 11 days this August. That is a 65% decrease in days on the market! In August we had 36 new single family homes that hit the market and that was down compared to the same time last year when we saw 62 homes come on the market in August of 2020. For Santa Maria, the average priced home this year is $526,028 compared to last year at $437,517. That is a 20% increase in the price. For the year we are sitting at a 8.99% increase in price for Santa Maria. Throughout the year we are putting houses in contract quicker.
It takes an average of 16 days to go under contract compared to last year at 35 days. That is a 54% decrease in days. As far as how many new homes hit the market in Santa Maria in August – We had 47 new homes this August which was about the same number as last year which was 49 homes.
